What is a Seniors Real Estate Specialist?
Seniors Real Estate Specialists® are REALTORS® qualified to address the needs of home buyers and sellers age 50-plus. The SRES® Council awards the SRES® Designation to those members who have successfully completed its education program. By earning the SRES® designation, Debra Enos has demonstrated necessary knowledge and expertise to counsel client's age 50-plus through major financial and lifestyle transitions involved in relocating, refinancing, or selling the family home. Debra has received special training, gets regular updates, and is prepared to offer the options and information needed in making life changing decisions. There are numerous choices for the senior who is looking for another home in a new location, or a seasonal second home. For some, a planned adult retirement community may be best, while others may opt for a ranch home, townhouse, or condominium with less property to maintain. While searching for your new post-retirement home, Debra Enos will listen to you and find you the home that suits your current needs.
Prop 60 & 90: If you or your spouse who resides with you is age 55 or older, you may buy or construct a new home of equal or lesser value than your existing home and transfer the trended base value to your new property.
This is a one-time only benefit. You must buy or complete construction of your replacement home within two years of the sale of the original property. Both the original home and the new home must be your principal place of residence. A claim must be filed within three years of purchasing or completing new construction of the replacement property. If a claim is filed after the three-year period, relief will be granted beginning with the calendar year in which the claim was filed.
